A recently published update to the U.S. Census Bureau’s population estimates allows NAR to examine population dynamics, including how natural change and net migration contribute to growth within metropolitan areas. The analysis covers data from metropolitan areas between July 2022 and July 2023. As part of their writeup they have published several interactive maps and tables so you can easily see what’s happening. Let’s first take a look at the national map which plots the population change by metro area.
The Blue shaded areas indicate net inflows and growth in population. Orange and Red shaded areas indicate net population outflows. Look at Florida!! It’s quite a popular destination! The whole South East and several parts of Texas are popular destinations as well.
Florida occupies four of the top five slots in the list of fastest growing areas. Let’s take a look at the Population Growth (percentage change) table:
Next, let’s use the interactive map to zoom into my home town of Chicago. The Chicago-Naperville-Elgin census tract is seeing a net outflow, to the tune of 16,602 residents, or 0.2% of the population. Let’s now look at the population NUMBERS. The following table shows the population change (numeric count) by metro area. Texas and Florida dominate the list of largest gaining metros, while California and New Jersey represent the largest declining metros:
